Booking Terms & Conditions

Please read the following terms carefully. A confirmed reservation at Villa Azzuro implies full acceptance of the terms below. For any questions, we are always at your disposal we believe clear terms make for carefree holidays.

1. Reservations

All reservations are made on a request basis. Upon receiving your booking request, we will confirm availability and the exact rate for your dates, typically within a few hours. A reservation is considered confirmed only once the required deposit has been received and a written confirmation has been issued by us.

The villa accommodates a maximum of 8 guests. The number of guests may not exceed the number stated in the reservation without our prior written consent. Bookings may only be made by persons over 18 years of age.

2. Rates & What They Include

All rates are quoted in euros (€) per night and include:

  • Exclusive use of the entire villa, pool and grounds
  • Daily maid service, with fresh towels and linens every two days
  • All utilities: electricity, water, air conditioning and Wi-Fi
  • All applicable taxes

Rates vary by season, and special pricing packages apply depending on the length of stay. On-demand services (private chef, transfers, boat tours, etc.) are subject to additional fees and prior arrangement.

3. Payment

  • Deposit: A deposit of [XX]% of the total amount is required to confirm your reservation, payable within [X] days of our confirmation of availability.
  • Balance: The remaining balance is due no later than [XX] days before your arrival date.
  • Late bookings: For reservations made less than [XX] days before arrival, the full amount is payable upon confirmation.
  • Payment methods: Bank transfer – Visa – Mastercard

Bank charges related to transfers are borne by the guest.

4. Cancellation Policy

We understand that plans can change. Our cancellation terms are as follows:

  • Cancellations made more than [XX] days before arrival. Refund XXX

  • Cancellations made less than [XX] days before arrival. Refund XXX

All cancellations must be submitted in writing (by email). The date of receipt of the written cancellation determines the applicable terms. We strongly recommend travel insurance covering cancellation, as no exceptions can be made for personal circumstances, transport disruptions or weather conditions.

5. Arrival & Departure

  • Check-in: from 15:00 to 23:30
  • Check-out: until 11:00

Please inform us of your expected arrival time in advance so that we may welcome you personally. Early check-in or late check-out may be possible upon request and subject to availability, but cannot be guaranteed. Arrivals outside the stated hours must be arranged in advance.

6. Security Deposit

A refundable security deposit of €[XXX] is required upon arrival, held against loss or damage to the property. It is returned in full at check-out, or within [X] days of departure, provided the villa is left in good condition, less the cost of any damage beyond normal wear and tear.

7. House Rules

  • The villa is a private residence in a peaceful setting. Events, bachelor/bachelorette celebrations and parties are not permitted.
  • Smoking is not permitted indoors. Guests may smoke on the terraces, where ashtrays are provided.
  • Quiet hours apply in the afternoon (15:00–17:30) and after midnight, in keeping with island custom and Greek regulations.
  • Pets: not allowed
  • Guests are kindly asked to treat the villa and its contents with care, and to report any damage or malfunction promptly. Guests are responsible for any loss or damage caused during their stay.
  • Children remain under the supervision and responsibility of their parents or guardians at all times, particularly around the swimming pool.

8. The Swimming Pool

The private pool is for the exclusive use of villa guests. The pool is unsupervised, and its use is at guests’ own risk. Children must be accompanied by an adult at all times. Glassware around the pool area is discouraged for safety reasons.

9. Liability

Guests use the villa, its grounds, pool and facilities at their own risk. The owner and management cannot be held liable for injury, loss or damage to guests or their personal belongings during their stay, except where liability arises under applicable law. A safety deposit box is provided; we recommend its use for valuables.

10. Data & Privacy

Personal information provided during booking is used solely for the management of your reservation and communication regarding your stay, in accordance with our Privacy Policy and the GDPR. Guest details required under Greek law for registered accommodations will be collected upon arrival.
